Subdivision, church proposed in Johns Creek
JCCA meeting hears three zoning applications

November 11, 2009 Johns Creek – A new subdivision and church may be making their way into the city limits if zoning applications are approved by City Council in a few weeks.
Applicants presented zoning requests at a community zoning information meeting with the Johns Creek Community Association (JCCA) Nov. 5.
Representatives of Madison Park, a proposed subdivision off Old Alabama Road, west of Jones Bridge Road, are seeking to change the zoning conditions to alter house sizes and building materials.
The 2005 original zoning on the property allowed for residential hosing at a density range of 2 to 3 units per acre and a minimum of 3,500 square feet. Ashton Atlanta Residential LLC, the applicant, is requesting the minimum heated floor area be 2,800 square feet and seeking to delete part of a condition that requires for rear entry garages with alleyways, as the developer is not proposing rear entries or alleyways.
Greg Huff of Ashton Atlanta Residential LLC said they are requesting that the architectural composition of the 49 proposed homes would consist of a mixture of either brick, stacked stone, cedar shake, board and batten and Hardy Plank. The first floor sides and rear of the homes would be brick or stacked stones.
The prices of homes in the subdivision on 14.97 acres would begin in the mid-$400,000 range, said Huff. He added that Ashton Atlanta Residential LLC also developed the Jaden Woods subdivision on McGinnis Ferry a few years ago.
Huff said they are seeking the changes in conditions to have an accurate zoning. He said that there was not a proper easement on the property for the rear entries to the homes.
Also at the JCCA meeting, representatives of the Duluth Congregation of Jehovah's Witnesses presented their application for a proposed use permit for church use on Bell Road, south of McGinnis Ferry Road.
The proposed site sits on 2.92 acres on the west side of Bell Road. The current property is vacant and was rezoned in 2006 to allow for a subdivision. Currently, the applicant is in the process of purchasing the property, which is contingent upon obtaining a use permit from Johns Creek for the church.
Duluth Congregation of Jehovah's Witnesses is proposing a 5,000 square-foot, single-story, all brick building with 74 parking spaces on the site. The church is for services only and no daycare or elementary school uses are proposed.
Stan Pipkin, representing the church, said a traffic study was conducted for the site. Church representatives said the study warrants a right deceleration turn lane into the proposed church. They added that not enough traffic volume is predicted to warrant a left turn lane into the site.
Pipkin said Sunday services range from 10 a.m. to 4 p.m. and there are three midweek services at 7:30 p.m. Midweek activity is significantly less, he added, and telling the JCCA that about 100 attend during those times.
• Another application brought forth by St. Brigid Catholic Church is seeking a change in the site plan to increase the amount of parking spaces from 40 to 70 spaces.
A representative from the church said the request is to respond to the need for overflow parking at the site, especially during holiday services and events.
